Austin Real Estate Market Report September 2018
According to the September 2018 Central Texas Housing Market Report just released by the Austin Board of REALTORS®, single-family home sales across the Austin-Round Rock Metropolitan Statistical Area (MSA) was flat in September, which is due in part to rising interest rates. Despite this, the year-to-date home sales numbers remained strong. Steve Crorey, 2018 president of the Austin Board of REALTORS® stated, “Austin continues to be one of the fastest-growing markets and most competitive housing markets in the country.”
Austin-Round Rock MSA
- Sales volume decreased 0.9% from 2,390 sales to 2,368 sales
- Sales dollar volume increased 5.7% to $905,577,673
- Median home price increased 4.2% from $290,000 to $302,250 (record high for a September)
- New listings decreased 2.4% to 2,790 new listings
- Active listings increased 5.1% to 7,706 active listings
- Pending sales increased 3.3% to 2,362 pending sales
- Housing inventory remained unchanged at 3.0 months
City of Austin
- Sales volume decreased 0.9% from 708 home sales to 702 home sales
- Sales dollar volume increased 8.3% to $324,865,480
- Median home price increased 3% from $353,500 to $365,000
- New listings decreased 11.3% to 803 new listings
- Active listings decreased 11.8% to 1,660 active listing
- Pending sales increased 4.6% to 703 pending sales
- Housing inventory decreased by 0.3 months to 2.1 months
Travis County
- Sales volume increased 1.7% to 1,151 home sales
- Sales dollar volume increased 8.2% to $523,502,042
- Median home price increased 4.8% to $351,000
- New listings decreased 5.7% to 1,360 new listings
- Active listings decreased 2.4% to 3,516 active listings
- Pending sales increased 5.1% to 1,162 pending sales
- Housing inventory decreased 0.2 months to 2.8 months
Williamson County
- Sales volume decreased 9.1% to 805 home sales
- Sales dollar volume decreased 4.2% to $251,413,411
- Median home price increased 2.2% to $275,978
- New listings increased 1.6% to 951 new listings
- Active listings increased 11.8% to 2,685 active listings
- Pending sales decreased 2.2% to 805 pending sales
- Housing inventory increased 0.2 months to 3.0 months
Hays County
- Sales volume increased 10.8% to 297 sales
- Sales dollar volume increased 16.3% to $101,038,355
- Median home price increased 3.4% to $258,500
- New listings rose 3.6% to 343 new listings
- Active listings increased 9.9% to 1,043 active listings
- Pending sales increased 4.4% to 283 pending sales
- Housing inventory increased 0.1 months to 3.5 months
