Austin Real Estate Market Report March 2018
The March 2018 Central Texas Housing Market Report was just released by the Austin Board of Realtors. Based on the report, March continued to show an increase in demand. There was a 10.5% increase in sales for the month in the Austin-Round Rock Metropolitan Statistical Area (MSA), with 2,714 single-family homes sold in the five-county Central Texas region – record-breaking highs. These trends in sales indicates a strong summer season ahead!
Austin-Round Rock MSA
- median price of single-family homes increased 3.5% to $305,233
- housing inventory decreased 0.2 months to 2.2 months in March 2018
City of Austin
- single-family home sales increased 8.5% to 831 sales
- median price for single-family homes remained flat with only a 0.1% increase
- housing inventory decreased 0.2 months to 1.5 months of inventory
Travis County
- single-family home sales increased 12.8% to 1,388 sales
- median price for single-family homes increased 1.4% to $355,000
- housing inventory decreased by 0.2 months to 2.1 months
- Manor
- Single-family home sales increased to 41 home sales
- median price increased 6.5% to $195,900
- Pflugerville
- single family home sales decreased 17% to 83 home sales
- median price of single-family homes increased 6.8% to $251,500
Williamson County
- single family home sales increased 9.1% to 915 home sales
- median price for single-family homes increased 4.6% to $277,383
- housing inventory decreased 0.1 months to 2.2 months of inventory
- Leander
- single family home sales jumped 33% to 125 sales
- median price of single-family homes increased 22% to $297,500
- Cedar Park
- single family home sales decreased 28.8% to 84 sales
- median price increased 8.1% to $319,000
- Round Rock
- single family home sales slightly increased by 2.5% to 167 sales
- median home price increased 7% to $259,000
Hays County
- single family home sales increased 2.8%to 293 home sales
- median home price increased 2% to $260,000
- housing inventory levels remained unchanged
- Buda
- single family home sales decreased 35.1% to 24 sales
- median home price increased 7.4% to $280,000
- Kyle
- single family home sales increased 19.7% to 85 sales
- median price increased 8.4% to $225,000
