Austin Real Estate Market Report July 2018
The Austin Board of REALTORS® just released the July 2018 Central Texas Housing Market Report. According to the report, July showed double-digit homes sales growth due to strong homebuying activity throughout the summer. The five-county Metropolitan Statistical Area (MSA) encountered the largest volume of home sales since July 2011, and the most elevated median home price on record for any month. Home sales continue to climb in Austin despite the decline in housing inventory. There is a critical need for more housing stock at all price points in and around Austin.
Austin-Round Rock MSA
- Median single family home price increased 6% to a record-breaking $320,000
- Single family home sales increased 8.8% to 3,103 sales
- Pending sales increased 10.8% to 3,065 pending sales
- Active listings decreased 2.7% to 7,522 listings
- New listings decreased 1.2% to 3,738 listings
City of Austin
- Median single family home price increased 6% to $390,000
- Monthly housing inventory decreased 0.4 months to 2.1 months
- Pending sales increased 11.6% to 904 pending sales.
- Active listings decreased 13.8% to 1,675 listings
- New listings decreased 7% to 1,066 listings
Travis County
- Median single family home price increased 4.5% to $375,000
- Single-family home sales increased 15.7% to 1,594 home sales
- Monthly housing inventory decreased 0.3 months to 2.8 months
- Pending sales increased 12.3% to 1,503 pending sales
- Active listings decreased 7.8% to 3,543 listings
- New listings increased 0.3% to 1,854 listings
Williamson County
- Median single family home price increased 2.1% to $280,734
- Single-family home sales increased 5.7% to 1,054 home sales
- Housing inventory decreased 0.2 months to 2.8 months
- Pending sales increased 10.6% to 1,055 pending sales
- Active listings decreased 2.1% to 2,497 listings
- New listings decreased 6.5% to 1,204 listings
Hays County
- Median single family home price decreased 3% to $265,000
- Single-family home sales rose 2.7% to 347 sales
- Housing inventory increased 0.1 months to 3.6 months
- Pending sales increased 6.1% to 366 sales
- Active listings increased 5.9% to 1,045 listings
- New listings increased 0.2% to 478 listings
