Austin Real Estate Market Report January 2019
The Austin Board of Realtors just released the Central Texas Housing Market Report for January 2019 which indicated a normalizing of the market. January showed slower growth in Austin’s median home price and sales according to the report. The market is still showing signs of being extremely competitive with 2019 expected to be another strong year for real estate.
Austin-Round Rock MSA
- Sales dollar volume increased 2.7% to $599,080,374
- New listings increased 21.6% to 2,820 listings
- Active listings increased 20.6% to 5,840 listings
- Pending sales increased 10.7% to 2,452 pending sales
- Monthly housing inventory increased by 0.4 months to 2.3 months of inventory
City of Austin
- Single-family home sales remained flat at 481 sales
- Sales dollar volume increased 10.4% to $218,598,560
- Median price of single-family homes increased 1.7% to $353,250
- New listings increased 24.4% to 784 listings
- Active listings increased 10.5% to 1,093 listings
- Pending sales increased 2.1% to 684 pending sales
- Monthly housing inventory increased by 0.1 months to 1.4 months of inventory
Travis County
- Single-family home sales increased 3.9% to 806 home sales
- Sales dollar volume increased 12.8% to $360,545,574
- Median price for single-family homes increased 1.6% to $334,400
- New listings increased 20.7% to 1,361 listings
- Active listings increased 11.2% to 2,490 listings
- Pending sales increased 8.8% to 1,167 pending sales
- Monthly housing inventory increased by 0.2 months to 2.0 months of inventory
Williamson County
- Single-family home sales decreased 2.6% to 557 home sales
- Sales dollar volume decreased 5.9% to $167,117,434
- Median price for single-family homes increased 1.6% to $275,400
- New listings increased 17.8% to 927 listings
- Active listings increased 23.5% to 2,056 listings
- Pending sales increased 11.5% to 893 pending sales
- Monthly housing inventory increased by 0.4 months to 2.3 months of inventory
Hays County
- Single-family home sales decreased 16.9% to 162 sales
- Sales dollar volume decreased 10.7% to $54,917,946
- Median price for a single-family home increased 3.4% to $267,900
- New listings increased 34.6% to 381 listings
- Active listings increased 34.9% to 900 listings
- Pending sales increased 14.9% to 286 pending sales
- Monthly housing inventory increased by 0.8 months to 3.1 months of inventory
Bastrop County
- Single-family home sales decreased 3.2% to 60 sales
- Sales dollar volume decreased 24.7% to $14,467,871
- Median price for a single-family home decreased 11.2% to $215,000
- New listings increased 30.7% to 115 listings
- Active listings increased 48% to 302 listings
- Pending sales increased 16.9% to 83 pending sales
- Monthly housing inventory increased by 1.2 months to 3.6 months of inventory
Caldwell County
- Single-family home sales decreased 40.9% to 13 sales
- Median price decreased 13.2% to $156,167
- Sales dollar volume decreased 61.8% to $1,992,376
- New listings increased 9.1% to 36 listings
- Active listings increased 35.3% to 92 listings
- Pending sales increased 4.6% to 23 pending sales
