Austin Real Estate Market Report December 2018
The Austin Board of Realtors recently released the December and Year-End Central Texas Housing Market Report. The report showed that this past year was the highest grossing year on record and that the median price has stayed above $300,000 for a record-breaking 10 straight months for single-family homes in the Austin-Round Rock MSA. While this has led to a record-breaking high in sales dollar volume, it has also caused a decreasing affordability which is forcing families out of Austin. 2019’s Central Texas housing market outlook is projected to remain the same.
Austin-Round Rock MSA
- Annual:
- Median single-family home price increased 3.6% to $310,400
- Sales increased 2.1% to 30,713 sales
- New listings increased 0.8% to 38,870 listings
- Active listings increased 2.5% to 6,559 listings
- Pending sales increased 1.9% to 30,805 pending sales
- December 2018:
- Median single family home price decreased 0.8% to $305,000
- Sales decreased 11.1% to 2,370 sales
- Housing inventory increased 0.2 months to 2.3 months of inventory
City of Austin
- Annual:
- Median single-family home price increased 4.1% to $375,760
- Sales remained flat at 9,357 homes
- Sales dollar volume increased 5.3% to $4,365,464,913
- December 2018:
- Median single-family home price increased 6.2% to $376,875
- Sales decreased 17.3% to 669 sales
- Housing inventory decreased 0.1 months to 1.4 months of inventory
Travis County
- Annual:
- Median single-family home price increased 2.9% to $360,000
- Sales increased 3.2% to 15,240 sales
- December:
- Median single-family home price increased 0.4 % to $350,000
- Sales decreased 11.7% to 1,135 sales
- Housing inventory stayed at 2.0 months—the same as the previous December
Williamson County
- Annual:
- Median single-family home price increased to $285,000
- Sales increased 1.2% to 10,634 sales
- December:
- Median single-family home price decreased 2.4% to $280,000
- Sales decreased 12.4% to 856 sales
- Housing inventory increased 0.4 months to 2.4 months of inventory
Hays County
- Annual:
- Median single-family home price increased 2.3% to $264,990
- Sales increased 2% to 3,524 sales
- December:
- Median single-family home price increased 2.3% to $272,938
- Sales decreased 11.3% to 267 sales
- Housing inventory increased 0.5 percent to 2.9 months of inventory
