Austin Real Estate Market Report August 2018
The August 2018 Central Texas Housing Market Report was released yesterday by the Austin Board of REALTORS®, and stated that the housing market in the Austin-Round Rock Metropolitan Statistical Area (MSA) was still rockin’ and rollin’ this past August! Continued demand for single-family housing resulted in the highest-grossing August on record in home sales volume for Central Texas. There was more than $1.2 billion in sales dollar volume for homes sold in the five-county MSA. Predictions stand for a strong market leading into the fall season.
Austin-Round Rock MSA
- August home sales dollar volume leaped 10.5% to $1,208,374,131
- Median price jumped 8.2% to $322,478
- Single-family home sales rose 3.7% to 3,034 sales
- Pending sales increased 12.1% to 2,798 pending sales
- Active listings increased 4.2% to 7,887 listings
- New listings spiked 16% to 3,741 listings
- Monthly housing inventory remained steady at 3.1 months
City of Austin
- Home sales remained steady at 901 sales
- Sales dollar volume jumped 11% to $446,067,482
- Median price rose 9.2% to $393,000
- New listings leaped 10.5% to 1,045 listings
- Active listings dropped 8.2% to 1,735 listings
- Pending sales increased 8.7% to 824 home sales
- Monthly housing inventory decreased by 0.2 months to 2.2 months of inventory
Travis County
- Home sales increased 1.1% to 1,449 home sales
- Sales dollar volume increased 8% to $699,354,068
- Median price rose 7.2% to $375,000
- New listings jumped 15.1% to 1,780 listings
- Active listings decreased 1.9% to 3,636 listings
- Pending sales spiked 15.2% to 1,363 sales
- Monthly housing inventory decreased 0.1 months to 2.9 months of inventory
Williamson County
- Home sales rose 7.3% to 1,089 home sale
- Sales dollar volume leaped 13.9% to $347,227,983
- Median price climbed 7.2% to $294,612
- New listings spiked 18.5% to 1,358 listings
- Active listings jumped 8.5% to 2,724 listings
- Pending sales increased 5% to 968 sales
- Housing inventory remained steady at 3.0 months
Hays County
- Home sales increased 2% to 353 sales
- Sales dollar volume climbed 10.9% to $124,761,539
- Median price leaped 13.3% to $294,659
- New listings rose 8% to 417 listings
- Active listings increased 7.5% to 1,065 listings
- Pending sales spiked 15.6% to 326 sales
- Housing inventory increased 0.1 months to 3.6 months of inventory
