According to the latest Central Texas Housing Market Report released by the Austin Board of REALTORS®, the Austin area housing market has been increasingly competitive with continued declining inventory and strong housing demands. Homes in all price classes are seeing an increase in demand while inventory continues to diminish. There is such a strong desire to live in the city of Austin. Despite an increase in the number of new listings year over year, the homes are selling faster and faster and the market can’t keep up creating an ever increasing competitive homebuyers’ market.
Austin-Round Rock MSA
- New listings: ↑ 5.6% to 4,139 listings
- Active listings: ↓ 2.8% to 6,154 listings
- Pending sales: ↑ 14.3% to 3,320 pending sales
- Median price of single-family homes ↑ 3.8% to $316,000
- Housing inventory: ↓ 0.2 months to 2.4 months
City of Austin
- Single-family home sales: ↑ 7.4% to 859 sales
- Median price for single-family home sales: ↑ 9.3% to $390,000
- Housing inventory: ↓ from 2.1 months of inventory to 1.7 months of inventory
Travis County
- single-family home sales: ↑ 6.4% to 1,324 sales
- Median price for single-family homes: ↑ 7.1% to $380,143
- Housing inventory: ↓ by 0.3 months to 2.3 months of inventory
- Pflugerville:
- Sales↓ 11.9% to 104 home sales
- Median price of single-family homes: ↑ 1.7% to $259,200
Williamson County
- Sales volume: ↑ 7.6% to 904 home sales
- Median price for single-family homes: ↑ 3.6% to $285,000
- Housing inventory: ↓ by 0.1 months to 2.3 months of inventory

- Home sales remained steady at 97 sales
